Signs that your Flat Roof May Need Replacement

Flat roofs have rapidly grown in popularity in the past decade due to improved technology that has made them more stylish, economical, energy-efficient, leak-proof, and durable. They have emerged as a good and reliable alternative to sloped roofs. A flat roof designed and installed by an experienced roofing company ensures durability. Regular inspection and maintenance by a professional roofing company ensure that it functions properly, and does not require an early roof replacement.

A well-installed and maintained flat roof can easily last over ten years. It ensures that the issues are detected and repaired early, stopping them from causing irreparable damage, leading to costly repairs. But, even with regular upkeep, roof replacement becomes inevitable at some point. Here are some signs which indicate that a few minor roof repairs won't be enough, and your flat roof may require replacement:

Old and outdated roof

The first sign that the flat roof needs replacement is when it is aging and nearing the end of the warranty period. With time, the roofing materials lose their elasticity, causing cracks and bubbles on the roof's surface. It means that that roof has been damaged beyond the point of no return. Call a roofer for replacement.

Extensive water pooling

One of the biggest problems with a flat roof is standing water that eventually leads to cracks. Over time, you will observe that the roof is not as leveled as it was when installed. It causes pooling of water in turfs and slopes in the roof. To prevent it from seeping into the lower layers of the roof, immediately drain the water pool. Excessive pooling causes damage to the flat roof and shortens its life. If you see extensive and regular pooling of water, consider getting it replaced. To add pitch to the roof, use the roof slope.

Damaged flashing

Flashing prevents water from getting in the roof and creating leaks. The materials used in flat roof contracts and expands with changing weather conditions. If left unchecked, over time, it can pull the flashing away from the corners and edges, causing leaks and trapped moisture inside the roof. Damaged flashing and significant leakages will require a roof replacement.

Cracks and splits

Any crack or split in the roof should not be left unrepaired for too long as it hinders the roof's functioning and makes it unsafe to walk on. Cracks and splits across the flat roof's surface show that its structure is compromised, and it's probably time to install a new one.

Damaged coating

When the top coating of the flat roof is damaged, it exposes the materials underneath to outside weather conditions. Not addressing the issue on time can lead to complete roof failure, and replacement is the only choice to make it safer.

You should consider roof replacement when the roof is extensively damaged, and the cost of repairs exceeds the price of replacement.

Deciding between roof repair and replacement

The decision of whether to repair or replace a flat roof can be a difficult one. While minor repairs can resolve some issues, replacement is the only choice for an extensively damaged flat roof. If you notice any of the above signs or are unsure of the condition of the flat roof, call a roofing professional. They will inspect and advise on roof repair, recoating, or full replacement.
